Our main duty as your agent is to find quality tenants for your property. We will extensively market your property within the available portals and utilise our database of clients awaiting properties. We will take references on every individual tenant who is to be named in the tenancy agreement, which will normally mean everyone over 18 intending to reside in the property. We use an independent professional referencing company of which any fees involved are paid by the tenant and are included in their initial deposit. This process will include full referencing and, providing they can be obtained, various financial references such as current and previous employment references, current lender or previous Landlord reference and a bankers reference. We may decide to request a Guarantor to back up the tenants' ability to meet their commitments to you. We regularly visit the property during the tenancy and provide you with access to reports using our online management system with your own personal account and log in details. These visits are usually carried out quarterly. From our experience we know that if the tenant understands that the property and their occupancy of it is being closely monitored they are more likely to maintain a higher standard of care in that property. When a residential tenancy is agreed through Capital homes we take a security deposit from the tenant to cover any rent arrears or damage caused to the property. This sum is held by us throughout the tenancy via a tenancy deposit protection scheme. From 6th April 2007, all deposits taken by landlords and letting agents must be protected by a government authorized tenancy deposit protection scheme to safeguard tenants deposits. Failure to conform to this will prevent landlords an agents from issuing a section 21 notice on requiring possession. Failure can also incur a substantial fine.

As part of our comprehensive management service we arrange an Inventory and Schedule of Condition - even if the property is unfurnished there should be a Schedule of Condition for the property itself. Carpets and curtains can be very expensive to replace and unless the condition of these soft furnishings and interior d├ęcor is properly documented, you will be unable to claim recompense for any damage at the end of the Tenancy.
