Party Wall Advice
We are very experienced & specialist Party Wall Surveyors based in South West London. All our surveyors are qualified and are registered members of the Faculty of Party Wall Surveyors.
Unlike many Party Wall Surveyors our fees are reasonable. We will normally offer a fixed fee and we are happy to provide references.
If minor domestic works are proposed (i.e lofts or simple extensions) and both owners, whilst wishing to properly follow the law and benefit from the maximum protection, are sensible and co-operative then the best solution is a Party Wall Agreement (ideally including a Schedule of Condition of the neighbour's property). This saves Surveyor's fees.
TO PREPARE NOTICES
£65 plus VAT* per notice
Land Registry Search Fees (to verify neighnbours identity & address)
Annotating your designers drawings to ensure the notice is valid and for clarity.
Providing explanatory notes
Form of Consent
Serving the notice together a stamped reply envelope (unless you choose to hand deliver - this is recommended)
Providing follow up 'Ten Day Notices' if necessary
We offer two types of notice in addition to our free templates:-
A bespoke notice notice in plain English sent from our office and signed by the surveyor
A notice in the format of a friendly letter from you to your neighbour
Either of these can include or omit the offer of a Schedule of Condition (recommended).
*If there are several identical notices to different owners of the same building we would normally offer a discretionary discount.
TO MAKE A PARTY WALL AGREEMENT
including a schedule of condition
£495 plus VAT* per property
Applies within 8 Miles of our base (London SW4 7BX). Other areas my be subject to a small charge to cover additional travel time. This also assumes all parts of a property can be accessed in a single visit.
The Party Wall Agreement would comprise:
Preambles (Identifying owners & works etc.)
Copies of Notice & Consent
Schedule of Condition & thumbnails o photographs (JPEGs retained on our files)
Copies of relevant drawings sent with notice
We would provide two bound copies of the Agreement (or bound & indexed PDF editions if requested).
Additional fees* would only arise if we are appointed to deal with a subsequent dispute, for example, if damage is caused and you and your neighbour cannot agree on the necessary making good or on the level of any financial ‘compensation’ then a Party Wall Surveyor would attend to resolve the dispute by an Award. However if no issues arise or if any that arise are resolved amicably then surveyors would have no further necessary input.

TO MAKE A PARTY WALL AWARD
with one Adjoining Owner
£895 plus VAT*
Applies to our appointment as Agreed Surveyor or Building Owner's surveyor for a loft or rear/side extensions (excluding underpinning & basements) to residential
(max 4-bed) houses within 8 Miles of our base (London SW4 7BX). Other areas may be subject to a small charge to cover additional travel time. Our fee assumes all parts of an Adjoining Owners property can be accessed in a single visit for the initial survey.
The Award would include the prior Schedule of Condition and also a single final inspection at the end of the project (if we are Agreed Surveyor) at which point we issue a Certificate of Inspection. (An additional fee would apply if due to the phasing of the works more than one subsequent inspection is needed - e.g if roof scaffolding is removed before ground works are complete.
If we are appointed as Agreed Surveyor for different owners of the same building or for different buildings where similar considerations apply we may offer a discretionary discount to reflect economies of duplication.
