An Energy Performance Certificate (EPC) shows the energy efficiency of a property based on a scale of A-G, with A being the most economical. Better-rated homes have less impact on the environment as they emit less carbon dioxide.
Asset ratings are calculated taking into account the energy performance of the property’s heating, cooling, hot water, ventilation and lighting. EPCs must be accompanied by a recommendations report, which provides suggestions for improving the energy performance of the building; this saves money and helps the environment.
An EPC has to be prepared by a government-accredited energy assessor who has completed the approved accreditation scheme. These schemes also provide the service to lodge an EPC onto a central database.
EPCs are valid for up to 10 years and a property cannot be marketed for either rental or sale without one.
