Energy Performance Certificates (EPCs) are a waste of time, money and worse, are actually responsible for increasing the carbon emissions in the UK! Such a stinging statement will surely come as a blow to the Government who have launched the requirement for EPCs as dictated by European legislation.

Andrew Morphet of Synergy Property Services explains: “In order to produce an EPC, a qualified Energy Assessor must first travel to a property to carry out the energy assessment. Unless they go by push bike, the fuel used in the vehicle produces a range of harmful gases, the computers used for processing the data collected use electricity (the most noxious of fuels available) and the energy performance certificates created are printed on paper which requires fuel to produce them and fuel to deliver them”.
So why bother with an EPC?
Andrew continues “It seems ironic that we have to create more CO2 in order to reduce it: It’s a bit like the adage “spend money to save money”. EPCs themselves won’t save money or CO2, but what they do provide, in the recommendations that accompany them, is information that can be used to address any problems inherent within a property.
One recent example is a residential property in North Manchester where the EPC showed the property was wasting a huge amount of energy. The recommendations report identified that energy savings of nearly £1,000 per year were readily achievable by implementing low cost measures with a pay back of only three years. The purchaser of the property, who intended to refurbish it, was given some clear guidance that could be incorporated with the cosmetic measures planned. This maximised the benefit and minimised the disruption and cost.”

But what of those who have older properties that are not planning on refurbishment?
As Synergy outlined in their March newsletter, the real problems of energy inefficiency lie in the existing housing stock. It’s a fact that any dwelling over 15 years old that hasn’t been upgraded since it was built is likely to be energy inefficient; but help is on the way. The Heat and Energy Saving Strategy (published by the Department of Energy and Climate Change and Communities and Local Government) will provide opportunities for any householder to benefit from:
. Low-cost home energy audits.
. Finance packages to install energy efficiency measures and low-carbon heat and power sources.
. Advice on improving energy efficiency.
. Guaranteed cash payments for small scale electricity generation.
Energy Assessors will work with householders for a year; identifying waste energy, providing a plan to increase energy efficiency, helping householders secure Grants and recommending contractors to implement improvements.
