Insurance Advice - Advising you on buildings and contents insurance issues relating to tenanted properties. Advising on Rights and Responsibilities - both your rights and responsibilities under the tenancy agreement, and those of your tenants.
Preparing Marketing Details - Gathering all necessary information about your property, taking high quality photographs and preparing marketing details.
Marketing Your Property - We'll advertise your property on all the major UK property portals, plus our own website, to reach the maximum number of prospective tenants. We also advertise in the local press, and check whether your property matches any of our waiting tenants' requirements on our extensive tenant database.
Accompanied Viewings - Accompanying all prospective tenants on viewings of your property and providing feedback to you afterwards.
Fully Comprehensive Tenant Referencing - Including verification of address, employment and earnings. We will also obtain references from any previous landlords or managing agents.
Fully Comprehensive Credit Checking - Ensures potential tenants are free from insolvency, bankruptcy, debt proceedings, County Court Judgments, etc.
Full Guarantor Checks - Where necessary, fully referencing and credit checking any guarantors to the same level as for tenants.
Recommending a Tenant - Recommending a fully referenced tenant to you for your approval. Once your approval has been received we will then prepare the tenancy agreement.
Signing of the Tenancy Agreement - Arranging for all landlords, tenants, and if applicable guarantors, to sign the tenancy agreement, and providing a signed copy to all parties.
Collecting the Security Deposit and First Month’s Rent - Collected in cleared funds into our client account prior to the tenancy start date and transferred to you, less our agreed fee.
Providing Copies of the Tenancy Agreement - Prior to the start of the tenancy, providing a signed copy of the tenancy agreement to all landlords, tenants and if applicable guarantors.
Arranging a Standing Order to Your Bank Account - At the start of the tenancy, arranging a standing order mandate for future rental payments from the tenant’s bank account to your own.
Security Deposit Advice - If necessary, providing advice on how to hold the tenant’s deposit to comply with current legislation.
