Our Full Property Management Service is suitable for those Landlords who are not residing locally, or who do not have the time or inclination to deal with tenants directly. It includes:
Inventory & Schedule of Condition - Preparing a comprehensive inventory and schedule of condition.
Free Comprehensive Rent Guarantee Insurance - For the contract period, including legal expenses cover, for your peace of mind and protection.
Security Deposit - Collecting the tenant’s security deposit (normally one and a half month’s rent) and transferring it to the Deposit Protection Service.
Tenant Check In - We'll check the tenant into your property at the start of the tenancy against the inventory and schedule of condition.
Rent Collection - Collecting the rent via standing order, which is paid into our client account, deducting any maintenance costs, etc, and passing the balance on to you by bank transfer.
Chasing any Late Rent Payments - We'll chase late rent payments by telephone, text, email and letter.
Financial Statements - Providing fully detailed financial statements of account every month.
Regular Property Inspections - We'll inspect your property after one month to check its condition, and on a quarterly basis thereafter.
Minor Repair and Maintenance - Organising any work as required up to a sum of £250 using our own reputable trades people (or your own if you prefer) and settling accounts from rents received.
Repair work over £250 - Informing you of any work over £250 (except in cases of emergency), arranging for the work to be carried out, and inspecting upon completion.
24 Hour Emergency Call Out Service - We're available to deal with any emergencies 24 hours a day, seven days a week.
Settling any Regular Outgoings - if instructed by you, paying any regular outgoings, for example for garden maintenance, out of the rental payments.
Safety Checks - Organising all necessary safety checks, eg furniture and furnishings, gas safety, electrical equipment, etc.
Serving Notices - Serving of any notices on the tenant as required, with copies provided to you.
Tenant Check Out - Checking out the tenant at the end of the tenancy against the inventory and schedule of condition.
Dealing With the Deposit Return - Liaising with the Deposit Protection Service at the end of the tenancy regarding any deductions for damage and/or excessive wear and tear.
