M4 Property Consultants are excited by the opening of commercial property opportunities in Newport and its ongoing development. However, there is still room for improvement and development in the city centre.
In response to a question raised in the South Wales Argus regarding business in Newport (We're Backing Newport), managing director Dan Smith has commented on the need for developmental consistency throughout the city, local support and a need for new accommodation to attract business, “Newport has improved considerably over the last few years, in particular with the opening of Friars Walk. However, there is still plenty of work that needs to be done. We have been saying for some time that an action plan for the remainder of city centre core retail is required. Otherwise Friars Walk and Kingsway Shopping Centre could prosper, whilst Commercial Street, Skinner Street and High Street all suffer.
We believe Newport needs to be unique and provide shops and outlets that cannot be found in Cardiff or Cwmbran. Encouraging local retailers is essential. The likes of Crafted, Tiny Rebel and Hi Coffee are all examples of good, local Newport businesses, but we need more. It’s also a two way street. If we want to encourage these businesses, we must support them by shopping and visiting them or else they will not survive.
Finally, it is also important to get more people working and living in the city centre. There is a considerable shortage of good quality office accommodation, which, if provided, could attract many more working people with money to spend in the city.”
Great things are being done to bring life and community back into Newport but there is a long way to go. With too much retail space, there is room for changes in users, for example, doctor’s surgeries, dental surgeries and nurseries could move into the centre. If good quality office spaces were encouraged and developed, and more people were working in the centre, business for restaurants and cafes would thrive. Furthermore, if flats above shops were to be occupied right in the centre, it would ensue a degree of self-policing as crime will be less likely go unseen.
