N Brisland Home Inspector is an independent property surveyor providing a wide range of knowledge, technical expertise and advice for residential and commercial clients, based in Ardleigh and covering Essex and Suffolk.

NBHI specialises in supplying Energy Performance Certificates (EPC) for Residential and Commercial Buildings.

NBHI also supplies to the home buyer the all important Home Condition Survey (HCS).

The Residential EPC has to be commissioned before any property can be advertised for sale or rent.

This certificate will show any prospective buy or tenant how energy efficient the property is on the day of inspection. The report will then show how it could be improved to become a more energy efficient building to save you fuel and money and make a more comfortable home to live in.

The Commercial EPC also has to be commissioned before sale or rent. The relevant Management/Owner has a duty to provide an EPC to a prospective buyer or tenant and will be liable to a penalty charge if they fail to do so. These certificates will be valid for 10 years or until replaced with a newer one, i.e. after a complete refurbishment of the building or replacement of the central heating system etc.

This will be beneficial to show how the building has been made more energy efficient to save fuel and money.  Remember burning to much fuel is the same as burning your own money/profits.

N Brisland will aim to make a fairly complex process a simple one. With experience in commercial property and fast turnaround times, we recognise that the modern pace of business doesn’t easily

lend itself to distractions and we hope you’ll find our services an efficient one.

Home Condition Survey (HCS)

Buying a house is a major investment, one that you really need to make an informed decision about.

That’s exactly what the Home Condition Survey allows you to do.

Your HCS tells you about any aspect of the property that need urgent attention or which present serious faults, and tell you about ongoing maintenance that you might have to plan for.

This survey covers Building condition and defects, any structural movement, Damp, Rot, Woodworm, Heating and electrical services, Alterations, Drains, Environment issues and a reinstatement cost you need for insurance.

The more information you have, the more informed decision you can make.

This survey tells you all you need to know, in a comprehensive, and easily understood way.

N Brisland gives each part of the structure of the main building a Condition Rating, backed up with photographs within the report.

You would not buy a car without a MOT, so why buy a house without a Condition Survey.

Please call N Brisland Home Inspector for more information on any of the above.
