From June all holiday lets will require an Energy Performance Certificate if there is an intention to let for a period totalling more than 4 months in any 12 month period.
Some people have been interpreting this as occupied for 4 months or more. This is NOT the case and Senior Trading Standards Officers (TSO's) have attended a 'Training Day' with CLG to ensure that they apply the correct interpretation across the country.

Meanwhile we are already taking bookings across Norfolk, Suffolk and Cambridgeshire from owners who are obtaining their certificattion ahead of the requirement - and saving money by so doing.
We expect that there will be a 'last minute' rush to compliance by many and as TSO's are already aware that many will try to avoid obtaining the document until the last possible minute they are already working on plans to ensure maximum compliance in their areas.
The penalties for non compliance could eradicate any profit from letting as they begin at a minimum of £200.00 and extend to 10% of the business income per non compliance. That is for each property that fails to comply with the regulations.
As a business can you afford that, especially as we have some great early bird rates for carrying out the assessments. Many of these are below the indicative figures given by CLG.
The certificates last for 10 years, so why not get one early?
