Sausage Factory, £850,000, 12 month programme. Our client, had a long standing relationship with Mark Brewster, starting back in 2007, when the client asked Mark to assist him in resolving a major dispute he was having with his existing contractor and architect. The project was at the time being filmed for the television series “Property Ladder” Unfortunately it transpired that the Architect and Contractor were in cahoots to take advantage of the client, by use of a cost plus contract, and the resolution to the issue was to determine the contracts with both parties. This meant that the initial project goal of converting a one-time Sausage Factory into a single luxury residence had to be revised, and the decision was made to split the property into one large residence and one smaller apartment, the sale of such apartment allowing funds to be released for the development of the larger unit. This plan was put into effect, with the apartment only being developed, and amidst the banking crisis and property crash the story was then told on television under the title “Property Snakes and Ladders” Once the client had resolved his financial issues, he approached us once again with the requirement to now develop the major residential unit into a single luxury residence. This project entailed the removal of pretty much all of the internal structures, including walls, floors and structural elements, previously install incorrectly by the previous contractor, the re insertion of the correct structural elements, new floors etc., and then the total interior fit out of the newly adapted shell. Internally the project comprised of a large living room on the top floor with panoramic views and a roof garden on the external terrace. On the middle floor are 2 bedrooms, with luxury bathrooms featuring a large circular Jacuzzi bath, sauna, steam room and marble wall mounted water features, a very large kitchen, featuring Mobilia wall panelling and white glass kitchen units, whilst on the ground floor there is a state of the art home cinema room, along with a gymnasium, and associated toilet and kitchen facilities. The whole building is air conditioned and features a home automation system, with all building, and AV control being via wall mounted ipads. The audio system that was installed throughout the house featured invisible speakers that were installed in ceilings and walls, and then skimmed over and decorated, so that there was no break in the consistency of the finish to the property.
