DEVELOPMENT FUNDING

Development Funding is available to people or businesses for the Building or Development of New Build property.  If you already own the land, ideally with planning permission in place and have some experience in property development then you stand a greater chance of being able to borrow upto all the Build or Development costs subject to be being within the lenders lending limits taken as a percentage of the final Gross Development Value.  The greater the value of security in the form of the land value or deposit contribution or other assets you hold for example other property. Mean that with additional security the lenders may be able to offer you lower rates of interest and possibly a higher percentage of development funds.  Please contact us with your enquiry as we are happy to try to place all types property finance request. 

REFURBISHMENT LOANS

If you have or wish to purchase property to refurbish then a Refurbishment Loan can enable you to borrow the whole purchase price and the repair and renovation costs.  In addition in some cases Interest Roll Up can be taken whereby no monthly repayments during the renovation period with the finance settled upon the sale or refinance of the property.

Like most lending situations in order to lend a higher loan to value it may be required that the borrower can provide some form of additional security such as a second charge on an existing property or other assest they may hold.  

This type of finance tends to be required only for a short period of time whereby cheaper forms of fundng can then be arranged if the property is then to be retained and let out for example.
